When does a rent receipt need the landlord’s PAN?

Once the rent for the year passes ₹1,00,000, your employer needs the landlord’s PAN before it will allow the HRA exemption through payroll. That is a yearly total, not a monthly one — ₹8,400 a month crosses it. Without the PAN the employer withholds the relief, and you are left claiming it in your return.

Do rent receipts need a revenue stamp?

A receipt for more than ₹5,000 carries a ₹1 revenue stamp under the Indian Stamp Act 1899, signed across. It is a small formality that employers still ask for, so every receipt this tool prints leaves the space for one where the amount requires it.

Do you have to deduct TDS on your rent?

An individual tenant paying more than ₹50,000 in any month must deduct TDS under section 194-IB at 2% — reduced from 5% with effect from 1 October 2024, and the older figure is still widely repeated. It is the tenant’s obligation, not the landlord’s, and it is missed constantly. If it applies to you, speak to a chartered accountant before you file.

Is HRA available under the new tax regime?

No. The HRA exemption belongs to the old regime only, and the new regime is now the default — so if you have not opted out, the exemption is nil and receipts will not change that. Check which regime you are on before collecting a year of paperwork.

Buying property rather than renting? The buyer has a separate deduction to make, and the form for it was renumbered in April 2026 — our step-by-step walkthrough of Form 141 covers it screen by screen.

Rent receipts are evidence of a payment you actually made. This tool lays out the document and states the rules that bear on it; it does not create proof, and it is not tax advice.

Questions people ask

How do I generate rent receipts for HRA?
Enter your name, the landlord’s name, the property address and the monthly rent, and this rent receipt generator produces a receipt for every month of the financial year at once. You print them and have the landlord sign them.
Is HRA exemption available under the new tax regime?
No. HRA exemption exists only under the old regime. The new regime is now the default, so a great many people assemble a year of rent receipts for a claim they cannot actually make. Confirm which regime you are on first.
When is the landlord’s PAN required on a rent receipt?
Once the rent for the year is above ₹1,00,000, your employer needs the landlord’s PAN to allow the exemption. If the landlord genuinely has no PAN, employers usually ask for a signed declaration instead.
Do rent receipts need a revenue stamp?
A receipt for more than ₹5,000 attracts a ₹1 revenue stamp under the Indian Stamp Act. Where rent is paid by bank transfer the bank record is the stronger proof, but most payroll teams still expect the stamp, so each receipt here leaves space for one.
Do I have to deduct TDS on my rent?
If you pay more than ₹50,000 a month as an individual, yes — you must deduct 2% and file it on Form 141, Schedule A, which replaced Form 26QC on 1 April 2026. It is the tenant’s obligation, not the landlord’s, and it is very widely missed. The generator warns you when your rent crosses that line.
Can it handle a rent increase or a house move mid-year?
Yes. Add a second period with its own dates, rent, landlord and address, and the receipts for each month are generated from the right one.
